Project 16-2291 - March 28, 2024 update
Streets affected: Old Derry Road and Gooderham Estate Boulevard.
Peel Region is currently working to install a large sanitary sewer pipe along Creditview Road, Old Creditview Road, and Old Derry Road, as shown in the map below. Sanitary sewers are underground pipes that carry wastewater from your home to a wastewater treatment plant. Wastewater is created when water goes down the drain or is flushed down the toilet. As pipes age and our population grows, we need to replace older sewers to keep providing high quality wastewater services to you.
This work will be completed underground in tunnels, and will not require digging trenches in your neighbourhood. Aboveground construction activities will be mainly limited to a few fenced areas which will provide access for the tunneling equipment to enter the tunnel. A tunnel access point will be constructed at the southwest corner of Old Derry Road and Gooderham Estate Boulevard (shaft 5A on the map) to connect the existing sanitary sewer to the large sanitary sewer under construction.
A slight re-alignment of Gooderham Estate Boulevard is required to facilitate this work and to keep this street open to traffic for the duration of the project, as per the map below. Gooderham Estate Boulevard will return to its original alignment when construction is completed.
Construction schedule
Construction work at Old Derry Road and Gooderham Estate Boulevard is planned to begin on April 8, 2024, and be completed by the Spring of 2026. These timelines are estimates, as weather and other unexpected events may impact our timelines. Construction and repair work completed as part of this project is under warranty for two years from the completion date.

Contractor and working hours
This work will be completed by Technicore Underground Inc. and supported by Jacobs Canada, both under contract to Peel Region. The construction work at Old Derry Road and Gooderham Estate Boulevard will be carried out Monday through Friday between 7 a.m. and 7 p.m. Occasional weekend work is anticipated and will be carried out by our contractor as permitted under the City of Mississauga Noise Bylaw. Efforts will be made to reduce impacts to local residents by restricting the delivery and removal of materials outside of school opening and closing times.
Traffic impacts
We may need to temporarily close roads or reduce traffic to a single lane during construction. If we must reroute traffic, we will place signs giving directions.
Interrupting your water supply
It is our goal to let you know 48 hours (2 days) in advance if we plan to shut off your water for an extended period (several hours). Occasionally we may have to reduce this notice to 24 hours. If a continuous water supply is required for your business and you have not already completed a water needs survey, please contact us to let us know when and how your business uses water.
Tree protection and trimming
Few trees located in the municipal right-of-way will be cut and the remaining trees will be protected during construction using temporary fencing. If tree branches within the municipal right-of-way interfere with construction, the trees will be pruned beforehand.
If tree branches on private property interfere with construction, they will be pruned back to the nearest suitable trunk or branch. The contractor will contact you before any pruning of private trees occurs. If you do not allow personnel onto your property to trim the tree, the branches will be cut vertically at the property line.
Repairing areas impacted by construction
We will start repairing the areas impacted by construction upon completion of the construction works in 2026. Repairs may be delayed due to contractor availability or certain seasonal weather conditions.
For example:
- Paving cannot take place when the ground is saturated with water, or the temperature is below 3°C.
- Asphalt is not available in large volumes during the winter. Asphalt usually becomes available around mid-May.
- Most sod farms are located north of Peel. They usually have sod available beginning in late May. We will replace the sod on your property (if disturbed) once it is available. We replace sod only until the middle of November, weather permitting, to let the sod grow roots. If we do not repair your lawn by the middle of November, we will replace the sod the following spring.
Repairing grassy areas
The contractor will replace any damaged sod (grass) on the boulevard or your front lawn and will take care of the new sod for 30 days. You can help the sod stay healthy by watering it. A longer ‘deep root watering’ works better to establish new sod than watering more frequently for a shorter time. Watering in the early morning allows more water to soak in instead of evaporating.
Vibrations
You could feel slight vibrations from the construction work.
Safety during construction
Construction zones require extra caution to keep everyone safe – pedestrians, cyclists, drivers, and construction workers. When driving, walking, or biking through the construction area, please be aware of your surroundings, watch for construction crews and other road users, slow down, account for delays, and consider other routes if possible. The Region of Peel will be installing a large sanitary sewer pipe along Derry Rd. West.
Construction of this project will start on or about November 9, 2020. The project will take approximately four years to complete.
Construction activities will be contained within fenced areas located away from Derry Rd. West to minimize any traffic impacts.
