Pathway Non-Profit Community Developments Inc. of Peel is providing the land for these new affordable rental homes. This third-party led project will add 6 units to the lower roof level of the existing Pathway Arbour Mill.
Project status
Construction has started and is projected to conclude in 2024.
The building
Pathway Arbour Mill is located at 3023 Parkerhill Road in Ward 7 in Mississauga and is close to:
- Supermarkets
- Dental and medical clinics
- Brickyard Park
- Downtown Cooksville
The vision
This development will add 6 new affordable, accessible rental housing units onto the lower roof levels at the north end of an existing 98-unit affordable housing building in Mississauga.
The 6 additional units will be accessible and targeted for seniors. The new residents will be able to participate in all existing community programs and activities.
Made up of 4 one-bedroom units and 2 two-bedroom units, these will be the first accessible units at Pathway Arbour Mill.
The City of Mississauga has approved pre-fabricated mass timber components to be used for this project. This is a cost-effective and innovative building solution which will result in less construction occurring on site, with less disruption to current residents.
The Pathway Arbour Mill expansion project is an example of gentle densification, adding to an existing site and building without having an adverse impact upon adjacent properties. The original 1993 Quadrangle building was an award-winning sustainable project when it was built.
This addition includes the provision of an efficient building envelope and all electric mechanical systems with energy recovery ventilators and heat pumps, making the addition 7.1% more energy efficient than the 2020 Model National Energy Code for Buildings).

Features
Once complete, the Pathway Arbour Mill expansion will have:
- Pre-fabricated mass timber.
- 2 two-bedroom fully accessible units.
- 4 one-bedroom units with accessible dimensions and roll-in showers.
- Energy-efficient features with all-electric energy recovery ventilators and heat
pumps.
- June 2023: Procurement of Contractor and subcontractors are finalized.
- July 2022: Mass timber pre-fabricated mass timber components and Building Permit approval are obtained from the City of Mississauga.
- May 2022: Minor Variance and Site Plan Express (SPAX) approval are obtained from the City of Mississauga.
- September 2021: Regional Council approves the Pathway Arbour Mill expansion project.
These units are being filled by Pathway Non-Profit Community Developments Inc. of Peel and Peel Region.
