    Project status

    The minor variance has been approved. As of now this will be the first tall mass timber residential project in Brampton.

    About the project

    The Peel Manor Seniors Rental Building is currently planned as a 198-unit affordable housing project located in Brampton. It's being developed for seniors as part of the Peel Community Housing Development Program.

    The building

    Peel Manor Seniors Rental Building is located at 527 Main Street North, between Williams Parkway and Bovaird Drive in Ward 5 in Brampton. The building is close to:

    • Grocery stores
    • Gatesgill Park
    • Brampton transit

    Project funding

    This project is made possible through the funding from:

    • Government of Canada (CMHC) National Housing Strategy, National Co-Investment Fund Program
    • Peel Region

    Other support

    This project is being supported by the City of Brampton's Concierge Program.

    The vision

    As part of the Peel Community Housing Development Program, Peel Manor Seniors Rental Building includes the development, design, and construction of 1 new residential 10-storey tower at the site for a total of 198 new affordable rental units. 

    This building will contribute to the Seniors Health and Wellness Village concept currently being developed by Peel Region that will include a long-term care centre, service hub for seniors, and Adult Day Services programs. 

    Peel Manor Long Term Care home, currently located at 527 Main Street North, Brampton is in the process of being demolished and replaced with a new facility.

    The long-term care home will remain fully operational during construction of the Seniors’ service hub. This includes:

    • 177 long term care beds
    • 35 Adult Day Services program spaces
    • Preparation of meals for the Brampton Meals on Wheels service and providing office space for the organization onsite.

    The Seniors Health and Wellness Village at Peel Manor is the heart of a vibrant, thriving neighbourhood that enhances the quality of life and supports the wellbeing of those who live and work in the village, and the surrounding community.

    Partnering with Enbridge, a coalition of sustainable building specialists, and our consulting team, we participated in a comprehensive day-long Savings by Design Affordable Housing Program. Our aim was to explore the most effective strategies to attain our net-zero emissions objective while guaranteeing resident comfort, well-being, and sustainable, cost-effective operations for the region in the long term.

    Peel Manor Seniors Rental Building will be 100% barrier free and will meet Peel’s energy efficiency targets.

    • March 2025: Early permits for geothermal, servicing, excavation and concrete core are approved.
    • February 2025: Construction Documents are completed and Final Site Plan approval is achieved.
    • October 2024: Procurement for mass timber is completed.
    • September 2024: Second Site Plan Application and Minor Variance Application is submitted.
    • July 2024: Project information sessions are held for Nance Horwood and Manor Bridge residents. Borehole testing for geothermal is completed and confirms feasibility.
    • June 2024: LCG Residential Builders Ltd. is selected to provide construction management services for the project. The project is presented to the Accessibility Advisory Committee and is approved.
    • May 2024: Site Plan Application (SPA) is submitted.
    • April 2024: Peel Region participates in Enbridge’s Savings by Design Affordable Housing Workshop.
    • January 2024: Peel hosts a Visioning Workshop with stakeholders on the project. Access the recording.
    • December 2023: Kasian Architecture Ontario Incorporated is selected as the successful architect for the Peel Manor Seniors Rental Building.
    • February 2022: The Planning Pre-application Consultation (PAC) with the City of Brampton is submitted.

    Applications for rental opportunities are not yet available for the Peel Manor Seniors Rental Building. Continue to monitor the project webpage for further updates on the status of the project as well as details related to rental opportunities.
