Project 14-2301 - June 25, 2026 update
Streets affected: Southdown Road and Royal Windsor Drive
Notice of restoration
Peel Region will be repairing roads, curbs, sidewalks, and sod (grass), following the installation of the sanitary sewer along Southdown Road and Royal Windsor Drive.
Restoration schedule
Restoration work will start in June on Southdown Road and Royal Windsor. We plan to complete all work by August 2026, weather permitting.
Restoration will begin by fixing curbs and sidewalks, followed by driveway and road paving repairs, and finally sod replacement. This will take approximately 6 weeks.
Please note that repairs may be delayed due to contractor availability or weather conditions.
For example:
- Paving cannot take place when the ground is saturated with water, or the temperature is below 3°C.
- Asphalt is not available in large volumes during the winter. It usually becomes available around mid-May.
- Most sod farms are located north of Peel. They usually have sod available starting in late May. We’ll replace the sod on your property once it is available.
- In summer, we may need to postpone sod replacement due to hot, dry weather.
- We replace sod only until the middle of November, weather permitting, to let the sod grow roots. If we do not repair your lawn by the middle of November, we’ll replace the sod the following spring.
Contractor working hours
The work will be completed by Pacific Paving under contract to Peel Region. Working hours are from 7 a.m. to 7 p.m., Monday to Friday. These hours are consistent with local municipal bylaws and help shorten the amount of time construction is in your area.
Traffic and parking
We may need to temporarily close roads or reduce traffic to a single lane. If this is needed, we will place signs giving directions. On-street parking will be reduced when we are working on your street.
Construction safety
Construction zones require extra caution to keep everyone safe. Be aware of your surroundings when driving, walking, or biking near the construction area. Watch for construction crews and other road users, slow down, and consider other routes. Learn how to stay safe in construction zones.
In-ground sprinkler systems
If the area in front of your business was affected by construction, in-ground sprinkler lines may be impacted during the upcoming restoration work. We strongly recommend moving any sprinkler lines in the municipal right-of-way or next to the sidewalk. The municipal right-of-way includes the street and the municipal-owned land between the street and the water service box, a small, round, metal valve located outside on the property line between your home or business and the road.
If you cannot move these sprinkler lines, send us your irrigation map or flag each sprinkler head within one meter of the sidewalk, curb, or driveway. This will allow us to minimize the impact to your sprinkler system.
Driveway access and parking
We may block your driveway for a short time to pave the road. We’ll ensure businesses can be accessed when possible. Contact us if you have any access needs.
Replacing grassy areas
The contractor will replace any damaged sod on the boulevard or your front lawn and will take care of it for 30 days. You can help the sod stay healthy by watering it. A longer watering works better than watering more frequently for a shorter time. Early morning watering allows more water to soak in.
Repairing roads
We’ll pave the road where it was affected by construction. This work will start around July 2, 2026, weather permitting. We’ll deliver more detailed information closer to the start date.
Temporary restoration
The City of Mississauga is planning to complete road work on Royal Windsor Drive and Southdown Road within the next few years. If this work impacts driveways, curbs, sidewalks, and lawns next to the sidewalk, we will only pave the areas of the street directly impacted.
Peel Region repairs are temporary, as the City of Mississauga will complete restoration as part of their road work. They will send you a separate notice about their construction.
Warranty on construction repairs
All work is warrantied for two years from the completion date.
It is normal for repaired areas to settle. Let us know if you notice large potholes forming where the driveway, street, or lawn was repaired, and we’ll ensure these are fixed before the warranty period ends. Once the warranty period is over, Peel is no longer responsible for fixing potholes or dead sod in these locations.
