Notice of Intention to Pass a Local Improvement Charges By-law
Take notice that The Regional Municipality of Peel (the “Region”) intends to pass a local improvement charges by-law in order to construct a sanitary sewer as a Local Improvement on municipal lands on the whole of Cadetta Road, in the City of Brampton, Ward 10.
The by-law will be considered by Regional Council on Thursday, June 25, 2026, at 9:30 a.m. This meeting will be live-streamed on https://www.peelregion.ca from the Region of Peel Council Chamber, 5th Floor, 10 Peel Centre Drive, Suite A, Brampton.
The following information regarding the work proposed to be undertaken by the Region as a local improvement is provided in accordance with Ontario Regulation 586/06 Local Improvement Charges – Priority Lien Status made pursuant to the Municipal Act, 2001, S.O. 2001, c.25:
Estimated cost of the work: $4,669,862.87
Estimated lifetime of the work: 50 years
Estimated special charge per metre of assessed lot frontage and square metre of assessed lot area, for lots liable to be specially charged: $2,979.59 per metre of lot frontage and $7.91 per square metre of lot area (excluding applicable taxes)
When the special charges shall be paid: This payment shall be made in full in accordance with the instructions provided in the Region’s notice to benefitting property owners upon the substantial completion of the work or can be added to the tax rolls for a 15-year period and commuted at any time. Approval, recommendation, or sufficient petition to undertake the work: The Region received a petition from property owners of affected lots requesting the Region to undertake the work, which was certified by the Regional Clerk as sufficient in accordance with of O. Reg. 586/06. A Committee of Revision was held on June 18, 2026, approving the revised total estimated cost of the works ($4,669,862.87), and the addition of 30 Cadetta Road to the local improvement roll as a property specially charged under section 25 (3) of O. Reg. 586/06, Local Improvement Charges - Priority Lien Status, under the Municipal Act, 2001
If the matter is considered at a subsequent meeting of Council, no additional notice will be given unless Council directs otherwise.
