    Project status

    This project is currently in the early construction phase. Diamond Schmitt Architects is providing design and development services, and VanMar Constructors is serving as the construction manager.

    About the project

    Located at 42 Pattulo Drive in the Mayfield West Phase II community in southern Caledon, Pattulo Apartments has been identified as an affordable rental housing location by the Town of Caledon.

    The land for this project was provided through a gratuitous conveyance to Peel from the local landowners as part of the Mayfield West Secondary Plan. Once complete, Pattulo Apartments will be owned and operated by Peel Region.

    The building

    Pattulo Apartments is located at 42 Pattulo Drive, south of Tim Manley Ave and west of McLaughlin Road in Ward 2 of Caledon.

    Pattulo Apartments is close to grocery stores, wellness centres, and parks.

    The vision

    Pattulo Apartments is a project included in the Peel Community Housing Development Program.

    The site is in the Mayfield West Phase II community that will contain a mix of residential, commercial retail, and institutional uses. The site, 0.71 hectares in size, is owned by Peel Region, and is located on Pattulo Drive. Once complete, Pattulo Apartments will have 80 affordable rental units.

    The Mayfield West community is designed to be compact and have a mix of land uses.

    The project is designed to achieve high standards of sustainability and efficiency by meeting Peel Region’s Net Zero Emissions (NZE) Building Standard for New Construction and complying with the Town’s Green Standards. It incorporates Modern Methods of Construction (MMC), including off-site–manufactured precast concrete floors, walls, and roof panels that are delivered and assembled on site for improved quality and efficiency. The building will also use a ground source geo-exchange system to provide heating and cooling, eliminating the need for fossil fuel–powered systems and supporting long-term environmental performance.

    Pattulo Apartments participated in Enbridge Gas’s Savings by Design program to integrate energy efficiency into the project from the early design phase, working collaboratively with Enbridge’s technical advisors to evaluate and enhance building systems. Through this process, the project team identified practical opportunities to improve energy performance, reduce long-term operating costs, and support sustainability objectives, resulting in a more efficient, high-performing building aligned with Enbridge’s energy conservation and emissions reduction goals.

    Social outcomes

    • Affordability: The building will have affordable rental units to support low to moderate income households.
    • Accessibility: This development features 32% barrier-free units.
    • Energy conservation and greenhouse gas reduction: The project is designed to meet Peel’s Net Zero Emissions (NZE) Building Standard for New Construction.
    • March 2026: Final Site Plan approval is received and early partial permits to construct are secured.
    • December 2025: Minor Variance application is approved, and the Building Permit application is submitted.
    • October 2025: 100% Design Development completed.
    • August 2025: VanMar Constructors is selected as the successful Construction Manager.
    • August 2025: The project is presented to the Accessibility Advisory Committee and is approved.
    • May 2025: Peel Region participates in Enbridge’s Savings by Design Affordable Housing Workshop.
    • May 2025: Peel Region Council approves Pattulo Apartments as the project’s official name.
    • March 2025: Site Plan Approval application submitted.
    • November 2024: Diamond and Schmitt Architects selected as the successful architect for Pattulo Apartments.
    • July 2023: Council approves Pattulo Apartments as part of the Peel Community Housing Development Plan.
    • March 2022: Feasibility assessment is completed.
